Every buyer likes to think that a newly-built property is flawless, but alas, no property is snag-free. An average newly-built property has around 50-150 snags. Snags are minor defects or imperfections that remain in the property post-construction. From loose taps to faulty door installation to uneven tiles, snags can range from minor cosmetic flaws to major electric/mechanic defects. 

New homeowners tend to overlook many snags, but the eye of a seasoned home inspector does not spare even the minutest snags. Professional and licensed home inspectors are experienced and equipped with advanced tools that allow them to catch more than meets the eye. When to book the snagging appointment?

As soon as a buyer receives the completion notice from their developer, they are entitled to carry out the snagging. Buyers must book the snagging appointment within the developer’s allotted timeframe lest it may result in a waiver of property inspection rights by the buyer and they will have to accept the property as-is. It is ideal to carry out the snagging before signing any property handover paperwork. 

How to conduct snagging inspection?

Although buyers can snag the property themselves, hiring a professional snagging inspector is highly recommended to carry out the job. A professional generally takes 3-5 hours to snag the property, wherein they tour the house and note all the defects. The surveyor comes with tools and a snagging checklist to conduct the inspection. They also collect relevant proof of snags during the inspection. After the inspection, the expert sends the snag list to the buyer.

What to look for during snagging inspection?

A professional snagging inspector not only looks for cosmetic or quality snags but also focuses on safety hazards and compliance issues. Most common snags are faulty window and door installation, poor paintwork, missing sockets or switches, chipped or uneven tiles, leaking pipes etc. Some snags that may lead to safety hazards are faulty electric wiring, damaged glass, unsafe railing, poor indoor air quality, signs of dampness etc.

How long does it take to conduct a snagging inspection?

Most developers only allow one hour for snagging; however, the duration of snagging depends on the size of the property. As an unwritten rule, proper snagging requires at least one hour for each room. 

How to prepare & submit the snag list?

A snag list encompasses the summary of all defects and deficiencies observed during the snagging. Professional inspectors prepare the snag list and submit it to the buyers. The report should be submitted to the developer within 2-4 days of snagging and should contain snag descriptions and photographs. 

Does the warranty cover snags?

Most snags left unreported on the snagging list are not covered post property handover. If a latent defect emerges, the builder is obligated to rectify them. All homeowners are provided a 1-year Defect & Liability Period (DLP), which may vary according to the developer.
